The Qualitas Real Estate Income Fund (Trust or QRI) will seek to provide monthly income and capital preservation by investing in a portfolio of investments that offers exposure to real estate loans secured by first and second mortgages, predominantly located in Australia.


Monthly cash income

Access a Target Return of 8.0% per annum (net of fees and expenses) with cash distributions monthly1.


Exposure to a stable and defensive asset class

Debt sits in a more secure part of the real estate capital structure than equity. Debt investors have a preferential treatment over equity investors for income distributions and return of capital.


Diversification into commercial real estate finance

Gain exposure to real estate loan opportunities secured by first and second mortgages diversified by location, investment type, counterparty and sector.

The Qualitas Group will invest $10 million alongside Unitholders for a minimum of five years.

The Offer is for Units in the Trust, which will be issued at an Offer price of $1.60 per Unit. The Offer will raise a minimum of $150 million and a maximum of $500 million.

The General Offer is open to people with a registered address in Australia, New Zealand, Hong Kong, Singapore, Canada (British Columbia, Ontario and Quebec only) and Israel. Please note that restrictions apply to investors in Hong Kong, Singapore, Canada and Israel.

The Product Disclosure Statement dated 8 October 2018 (PDS) should be read in full before making any decision to apply for Units. The PDS is issued by the Trust Company (RE Services) Limited as the responsible entity of the Trust (Responsible Entity). How to invest

Applications can be made online or by completing the paper Application Form in the PDS. Application Amounts are a minimum of $2,000 or 1,250 Units.

Once you have read the PDS, the fastest way to invest is by clicking the “INVEST ONLINE” button below to go the Unit Registry’s website, Automic. If you are applying online, you must complete your Application and pay your Application Amount via BPAY, cheque, bank draft or money order.

To apply using a paper Application Form, you must complete the Application Form in the PDS and enclose a cheque, bank draft or money order for your Application Amount.
