The Qualitas Private Income Credit Fund (QPICF) was launched in 2023 and is an open-ended fund available to sophisticated investors and wholesale clients. The Fund targets delivering consistent stable monthly income generated from a balanced portfolio of senior loans that are secured by high quality real estate assets in established Australian markets.

The Qualitas Tactical Credit Fund (QTCF) was launched in 2023 and aims to achieve risk-adjusted returns by primarily focussing on mezzanine debt, subordinated debt tranches and preferred loans which may arise in the context of transitional or bridging and distressed, restructure or buyout situations.

The Qualitas Construction Debt Fund (QCDF) was launched in 2016 and provides predominately senior debt construction loans to fund development and construction costs of real estate development projects. These loans are secured against land with the potential for development, or real estate assets that are soon to be or are under construction.

The Qualitas Real Estate Opportunity Fund 1 (QREOFI) was launched in 2015.  In our opportunistic equity funds, we currently manage a number of real estate assets on behalf of our Fund Investors with a focus on situational and opportunistic real estate investing, including development joint ventures, recapitalisations and structured preferred equity investments. The Qualitas Food Infrastructure Fund (QFIF) was launched in 2018.  In our core equity funds, we currently manage a number of real estate assets on behalf of Fund Investors with a focus on assets generating defensive and resilient cash flows, such as food logistics and manufacturing as we expect that these types of real estate assets display defensive income characteristics, including attractive rental escalations and resilient cashflows, to provide attractive risk-adjusted returns for Fund Investors.
