Green private credit could be key to unlocking improved sustainability in residential real estate

Australia’s residential real estate sector is on the verge of a potentially transformative opportunity.

A chronic housing shortage and the rise of sustainable finance are combining to drive new ways to fund sustainable housing. Commercial real estate private credit’s growth and ability to offer bespoke, flexible financing solutions makes it uniquely positioned to structure capital for complex or underserved segments of the housing market.

One such example is green private credit, which refers to private non-bank loans earmarked for environmentally sustainable projects. This could be the key to unlocking more energy-efficient, low-carbon apartments.

This paper explores the benefits that green finance can deliver for property developers, investors into the private credit sector and apartment owners and renters. We believe the growth of private credit, strong tailwinds in the living sector and the expansion of sustainable finance techniques together can drive more sustainable new housing supply.
